Shannon purchased her Detroit home in 2010 from Thor Real Estate LLC for $15,000 on a land contract -- with an understanding that the company was responsible for paying the property taxes, and that the amount for taxes was added into her monthly payment.
But the year after she moved in with her daughter and son, she was shocked to be told by Thor's attorney that her house payment was being jacked up by almost $100 a month to pay the property taxes. That threw her in a panic and she hired an attorney she found through a friend of a relative, who said she was an expert in real estate law. It was then that Shannon discovered that Thor LLC hadn't paid any property taxes since 2008, two years before her purchase of the property. When she contacted the city, they told her that the property tax debt had been sent to the County. Thor diverted over 400 unpaid waters bills to California, unknown to homeowners When Ms. Shannon went to the water board to try to pay her water bill, she also discovered that someone connected with Thor Realty had managed to get water bills on her home sent to a California office. After she inquired with the Water Board, they sent her years of unpaid water bills for Thor properties and its affiliates – over 400 bills in all -- that had been going to the California office instead of to her and other homeowners. How did Thor LLC get away with not paying taxes & water bills for so long? Ms. Shannon discovered that the company kept reinventing itself and had changed its name at least five times. Every time it did so, it apparently managed to have its past tax and property tax bills erased – which is highly irregular, to say the least. Now she's threatened with eviction The 36th District Court Judge ordered an escrow account to be opened up, and Shannon has been paying into the escrow account for over a year while she fights for her home. She has so far gone through numerous hearings to avoid eviction. The 36th District Court Judge recently told her that if she did not pay the $550 per month Thor is demanding on time, "they were going to put me out of my house."
